How do I know how much to insure my buildings and/or contents for?

Your buildings and/or contents can make up part of your largest assets, therefore, it is important to make sure they are adequately insured.

Underinsurance can occur when the amount you are insured for is not enough to cover the cost of repairing, rebuilding or replacing the items covered and can lead to claims not being fully paid.

Your buildings cover will affect all permanently fixed items within the boundaries of your home including patios, garages, windows, kitchens and bathrooms. When considering this re-instatement figure keep in mind labour costs and the price of building materials also. If you are unsure of your rebuild cost you can visit the BCIS website: https://abi.bcis.co.uk/

Which will help guide you using their online calculator.

Your contents are everything you can remove from your house; imagine tipping your house upside down and consider all the items that would fall out. It can be helpful to total your contents up by room to get your total value. Don’t forget your contents will include everything from your sofa, TV, electricals to your cutlery, linen and clothing. Be sure to consider all valuables and ensure you have adequate cover for them also.

Personal possessions cover is additional cover you can purchase on your home insurance which allows you to extend cover for items away from the home. For example, laptops, cameras, jewellery and watches. Please check the total value of items you wish to take away from the home at one time and ensure that one single item is not over the single article limit (this varies per insurer). If you have an item which is over the single article limit, don’t worry, we can specify that for you and you will see it listed separately on your insurance documents.

In the UK, home insurance is not a legal requirement, however if you have a mortgage your lender will likely insist on you having buildings insurance to protect their financial interest.

Building insurance covers the physical structure of your home, including fixed features like kitchens and bathrooms. Even if you fully own your home, it's still advisable that you take buildings and contents insurance to provide financial protection in the event of unforeseen events.

Since holiday homes are often unoccupied for extended periods, there is higher risk of theft or burst pipes. Hughes Insurance can offer a holiday home insurance policy.

Yes, you can insure an unoccupied home, but it's important to know that standard home insurance policies may not provide coverage if the property is vacant for more than 60 consecutive days. Unoccupied home insurance is specifically designed to cover properties that are empty for extended periods, whether due to renovation, sale, or the owner living elsewhere.

Home insurance is important for safeguarding one of your most valuable assets—your home. It provides financial protection against unexpected events such as fire or theft.

Every homeowner should consider having home insurance to protect their investment. Home insurance is important for covering the costs of repairs or replacements in the event of damage or loss; and it's not just for homeowners; tenants can also benefit from contents insurance to protect their personal belongings. Landlords may also opt for specialised landlord insurance to cover their rental properties against risks like tenant damage or loss of rental income.

Yes, mobile phones can be covered within the home as part of contents insurance.

The insurer won’t ask you to have any fire alarms in particular. While having a smoke and heat detector installed in your property is not always a legal requirement, it is highly recommended for safety reasons. These devices can alert you to potential fires, allowing you to take swift action to protect your family and property.

Here are several factors that influence the calculation of your home insurance premium.

  • Location - The area where you reside plays a crucial role, as some locations are more susceptible to severe weather, crime, and other elements that can affect your premium.

  • Personal history - Have you made previous claims? They will evaluate your claims history when determining your insurance rate.

  • Type of property - The materials used in constructing your home and the type of building can impact the cost. Homes with numerous rooms and high-end materials will generally be more expensive to rebuild or repair, which is reflected in your premium.

  • Security measures - Implementing additional security features can potentially lower your premium.

  • Flood risk - If your home is vulnerable to extreme weather events like flooding, this may influence the cost of your insurance.

  • Coverage level - Opting for more comprehensive coverage, will increase your premium but also provide broader protection.

  • Taxes and government regulations - The Insurance Premium Tax (IPT) is applied to insurance policies. Any adjustments to IPT or other government regulations can affect your premium.
